Implementation
eMortgage
We can help with all aspects of eMortgages. Rachael has been involved with eMortgage since the very beginning (2001) when the industry identified the need for a standard electronic representation for mortgage documents. As part of two-year project at Fannie Mae, Rachael evangelized, developed, authored the SMART Doc 1.02 MISMO standard. She participated in industry meetings to define the requirements for eMortgages with the GSEs, lenders, mortgage technology providers, MERS, lawyers, business analysts, PRIA and technologists.

Rachael has been a major and frequent contributor to the mortgage banking industry standards organization (MISMO) and the Property Records Industry Association (PRIA). She frequently speaks at conferences on eMortgages, teaches webinars and has authored various articles on eMortgages and the SMART Docs for the Scotsman Guide, Mortgage Compliance Magazine and Mortgage Banking Magazine. Rachael is the co-chair of the MISMO eMortgage workgroup.

- assist with eMortgage strategy, evaluate customer readiness to originate and sell eMortgages,
- create current and future process maps to maximize the potential of eMortgages,
- design and develop eMortgage platforms for compliance with the eSignature laws (ESIGN and UETA), PRIA and investor requirements
- evaluate and advise on MISMO compliance
- Develop a vendor-selection evaluation tool
- Advise on investor delivery requirements
- Integrate e-notarization and e-recording requirements

Industry Standards
We can help with MISMO mapping implementations. Rachael was the Subject Matter Expert for a yearlong, joint project between Fannie Mae and Freddie Mac to develop the MISMO SMART Doc requirements for the Uniform Closing Dataset (UCD), a component of the Uniform Mortgage Data Program (UMDP) as directed by the FHFA. Rachael is currently a member of the UCD Advisory Group. Rachael worked closely with MISMO to achieve alignment between the UCD requirements and the industry standards and assisted lenders and technology providers to comply with the investor requirements.

Compliance
Investor Requirements and Reviews
We conduct technical compliance reviews of eMortgage systems to investor delivery requirements and MISMO as well as electronic and digital signature systems compliance with the eSignature laws (ESIGN and UETA) and MISMO.
Rachael has provided subject matter expertise on financial services technologies and has advised start-ups, lenders, servicers, title and settlement companies, technology vendors, insurance, automotive finance companies, GSEs and investors. As a advisor, Rachael provides over 35 years of business and technical experience with electronic documents and signatures, industry standardization, electronic mortgages, secondary market delivery requirements, and patent litigation.
Patent Application and Litigation
Rachael Sokolowski is an co-author on a patent and has served as an expert witness in multiple litigation cases. Rachael has provided consulting for patent applications and patent litigation involving digital signatures and encryption, matching residential mortgage borrowers with lenders, and mortgage closing and settlement systems.
